After completing your Seller Snapshot, you’ll get a preliminary view of how your property and your pricing align with current market conditions.

The Seller Snapshot gives you an initial view, but the consultation is where your property is evaluated in detail. This is where pricing, condition, and market data are fully aligned.

There’s no pressure to move forward. The goal is to give you enough clarity to decide whether to continue, adjust your approach, or wait based on real market data.

Property Preparation

Property preparation is not required for every home. In some cases, small adjustments can improve how a property is perceived by buyers. In other cases, no changes are needed at all.

Our approach is simple—if preparation is likely to improve how your home performs in the market, we will identify what may help. If it does not add value based on current market conditions, we do not recommend it.

When appropriate, preparation may include cleanup, minor repairs, or visual improvements that support how the home is presented. Every recommendation is tied to your property, your pricing, and how it fits in today’s market. The goal is not to do more work—it’s to make the right decisions based on how your home will be viewed in the market.

Additional Services

Additional services are available when they support how your property is positioned in the market. These services are not required and are only considered when they are expected to improve how the home is presented or perceived by buyers.

Depending on the property, this may include cleanup, minor repairs, or other visual improvements. In some cases, no additional services are recommended at all.

When services are appropriate, we help identify what may have the most impact based on your pricing, your property, and current market conditions.

In certain situations, a Cleanup Credit of up to $1,500 may be applied toward approved improvements that support listing presentation. This credit is not guaranteed and is structured as part of the overall listing process.

Turn unwanted items into value. We coordinate donation pickups for usable furniture and household items, helping reduce disposal volume while supporting local organizations—and giving your items a second life instead of going to waste.
When a property has a large volume of items, we help organize and facilitate estate sales to liquidate belongings efficiently. This helps clear the home, recover value, and simplify the transition before listing.
Moving everything doesn’t always make financial sense. In many cases, the cost to move furniture and household items can be equal to—or more than—replacing them. This service allows you to be strategic with what you take and what you leave behind. Set aside any items you no longer want or don’t want to pay to move, and we’ll coordinate removal before closing. This helps reduce moving costs, simplify your transition, and ensure the home is fully cleared and ready for the next owner—without the added stress or expense.
