Maximize Your Potential

Property Preparation Services

Property preparation is not required for every home. In some cases, targeted improvements can help how a property is presented and understood by buyers. In other cases, no changes are needed at all.

Our approach is based on market alignment. We evaluate your property, your pricing, and current conditions to determine whether preparation is likely to make a difference.

When appropriate, services may include cleanup, minor repairs, or visual improvements that support how the home is positioned. Every recommendation is tied to your specific situation—not a standard checklist. If preparation is not expected to impact performance, we do not recommend it.

Additional Services

Additional services are available when they support how your property is positioned in the market. These services are not required and are only considered when they are expected to improve how the home is presented or understood by buyers.

Depending on the property, this may include cleanup, minor repairs, or other visual improvements. In some cases, no additional services are recommended at all.

When services are appropriate, we help identify what is likely to have the most impact based on your property, your pricing, and current market conditions.

In certain situations, a Cleanup Credit of up to $1,500 may be applied toward approved improvements that support listing presentation. This credit is not guaranteed and is structured as part of the overall listing process.

Services

Clear out unwanted clutter, trash, and bulky items to instantly improve how your home shows. Removing excess items creates cleaner spaces, better listing photos, and a more appealing environment for buyers walking through the property.
Not everything is junk—and it shouldn’t be treated that way. We handle items like propane tanks, scrap metal, construction debris, and leftover materials with the right approach. Hazardous items are disposed of properly, recyclables are processed correctly, and usable materials are repurposed whenever possible to reduce waste and clean up your property efficiently.
Restore curb appeal and make your home stand out online and in person. We remove dirt, stains, and buildup from driveways, walkways, patios, and exterior surfaces to give the property a fresh, well-maintained appearance that attracts buyers.

Bright, clean windows make a major difference in both listing photos and showings. We remove streaks, dust, and buildup to maximize natural light and give your home a polished, move-in-ready feel.

Small issues can raise big concerns for buyers. We take care of minor repairs—patches, touch-ups, fixtures, and general fixes—so your home presents as well-maintained and ready for market without unnecessary objections.

First impressions start outside. We clean up overgrown yards, trim, shape, and refresh landscaping to create a clean, inviting exterior that immediately increases curb appeal and buyer interest.

Turn unwanted items into value. We coordinate donation pickups for usable furniture and household items, helping reduce disposal volume while supporting local organizations—and giving your items a second life instead of going to waste.
When a property has a large volume of items, we help organize and facilitate estate sales to liquidate belongings efficiently. This helps clear the home, recover value, and simplify the transition before listing.
Moving everything doesn’t always make financial sense. In many cases, the cost to move furniture and household items can be equal to—or more than—replacing them. This service allows you to be strategic with what you take and what you leave behind. Set aside any items you no longer want or don’t want to pay to move, and we’ll coordinate removal before closing. This helps reduce moving costs, simplify your transition, and ensure the home is fully cleared and ready for the next owner—without the added stress or expense.
